TMG (The Magnum Group) designs residential, commercial and mixed-use buildings for the Chennai area in accordance with CMDA regulations.

• Designs created using Building Information Modeling (BIM) by skilled drafters who also generate drawings for discerning customers in the international market
• Scope also includes mechanical, electrical and plumbing (MEP) engineering
• Minimum project size accepted: 10,000 square feet (or 1,000 square meters) of covered space.

The Benefits of TMG Architectural Design

• State of the Art Technology: TMG uses BIM (Building Information Modeling) software to document its designs. This entails creating the target building on the computer in three dimensions (i.e., a "3D model"). The information given to the computer is not a set of lines and arcs; instead it is a set of virtual building elements, such as virtual walls, doors, beams, columns and slabs. This enables the computer to keep track of quantities such as cubic feet of brick wall and tons of steel, which in turn enables it to generate schedules like a bill of materials at the click of the mouse. In addition, all views of the building are automatically coordinated; if a change is made in the 3D model, such as the addition of a window, the appropriate floor plan, sections and elevations are modified instantaneously. Your benefit is that human drafting times are greatly reduced resulting in shorter turnarounds for drawing creation.
• Adherence to Deadlines: TMG has a very strict policy regarding timely delivery (one reason why it successfully competes in the international market) and has an estimated 97% delivery accuracy track record. If we have promised you drawings by a certain time and date, the concerned team members are accountable for making it happen.
• Excellent Communication: TMG has tested systems in place to ensure all customer queries are answered within 24 hours, and that project status be communicated to you without your having to ask.
• Thoroughness: Every design is periodically reviewed by an internal panel of senior professionals which results in higher accuracy and more creative content.

Fee Structure

TMG provides qualified prospective clients with three hours of free consultation time to enable them to decide on choosing TMG for their design task.

Thereafter TMG will charge according to either the following Fee Plan A or Fee Plan B:

FEE PLAN A

You pay for TMG’s architectural services @ Rs 500/ hour. Specifically:

• You pay in advance for “packets” of hours at a time, minimum packet size 10 hours
• TMG quotes you in advance for the number of hours a desired activity will take (e.g., producing approval drawings)
• The advantage is that no long-term interaction is involved

FEE PLAN B

The design fee is fixed at 9% of project cost according to the following schedule:

• Amount payable on accepting our design offer: 25% of design fee
• Amount payable on submission of full set of construction drawings: 50% of design fee
• Amount payable on casting of highest ceiling slab: 20% of design fee
• Amount payable on receipt of completion certificate from CMDA: 5% of design fee
